Redevelopment Underway at 75-Acre Plymouth Prudential Campus Site
Developers are making progress on a huge redevelopment project at the former Prudential site in Plymouth, where a medical facility just broke ground.
“It’s a very rare opportunity for the city to have 75 acres of land to redevelop,” said Plymouth Senior Planner Shawn Drill.
The sprawling Prudential building has been torn down to make way for new development. The site and redevelopment project has now been dubbed “The Boulevard.”
“So the former Prudential building was about 450,000 square feet — very large office building,” Drill said. “That was removed over the winter and into the spring.”
Now that the land has been cleared, Summit Orthopedics is slated to be the first tenant. The company broke ground at the site on Oct. 1.
The 78,000-square-foot building under construction will offer a surgery center, clinic space, MRI services and orthopedic urgent care.
“The first groundbreaking was very exciting for the city,” Drill said.

City officials hope that groundbreaking was the first of many.
“We feel like having Summit Orthopedics on the site will be really instrumental in spurring other development in the area,” Drill said.
Drill said construction will likely take about a year.
Although the paperwork hasn’t been submitted, Coborn’s is also planning to build a grocery store at the site.
“We have been talking with Coborn’s grocery store and they are interested in the site and they have not applied to the city yet for an application at this point but we’re working with them in the background,” Drill said.
It’s all part of a larger vision for the site.
“So, the site will end up being a mixed-use development, there will be four apartment buildings totaling about 925 dwelling units, there will be a business park, a lot of commercial, a grocer, hopefully some waterfront restaurants,” Drill said.
There’s also a large city park being planned for the area.
The full build-out of the site could take five to six years.
