Luxury Single Family Rental Homes Proposed for Maple Grove
Maple Grove could see its second type of single-family rental home development take shape near the western border of the city. The planning commission approved a concept stage plan for 58 single family units that are described as luxury single family rental homes.
A similar development called Mills Creek featured 66 free standing houses available to rent and had residents moving in starting in 2017.
The Excelsior Group out of St. Louis Park wants to build the rental homes near Cook Lake. The homes would range in design and feature five different floor plans with 2, 3, and 4 bedroom homes, ranging from 1200 square feet to 1765 square feet.
“I am happy to see somewhat smaller homes come into Maple Grove. We have a lot of large homes, but not everyone needs a 4,000 square foot house,” said Susan Lindeman, commissioner. “I am happy to see a smaller development.”
There are plans for a trail to be built on the property. Residents would also have access to a large open space, with the closest home being approximately 300 feet from the edge of the lake. The nearby lake, with environmental restrictions, made development a challenge for the area.
The property would have on-site management and rent would average around $3,000.
The planning commission initially expressed reservations how close the houses were spaced together. There will be 10 feet between homes, or five feet from each property line. However, the commission wound up approving the concept stage plan.
The measure now goes before the city council for final approval.
