Plymouth Approves Villas, Townhomes Catered to Seniors
New homes that could appeal to seniors and empty nesters are planned for northwest Plymouth.
Ron Clark Construction is proposing 19 “rambler style” single-family villas and 19 townhomes southwest of Chankahda Trail and Vicksburg Lane. The new homes will be part of a subdivision called Sunset Bluff.
The Plymouth City Council voted on the project April 8 to allow rezoning, a conditional use permit, a preliminary plat and several variances requested by the developer. Planning documents noted “multiple unique site constraints” including a wetland on the western portion of the property.
A memo from Ron Clark Construction to the city noted a high demand for villa-style homes among seniors who desire “a maintenance-free, main-level living design.”
“This empty nester style product also, through them selling their existing homes, grants access to young families aspiring to raise their children within the high-quality Plymouth area schools,” the memo said.
The townhomes would have a two-story, row-style design spread across five buildings.

According to planning documents, the project is expected to increase the tax value for the city significantly.
The market value of the three existing properties that make up the development is just above $2 million, the documents showed. The 38 homes that make up the new villa and townhome neighborhood have a projected value of roughly $40 million.
