Nearly 80 Single-family Homes Proposed for Northwest Maple Grove
The Maple Grove City Council is slated to reviews plans Monday night for a new housing development in the northwest part of the city.
The proposal by PulteGroup is located on about 30 acres of land north of the existing KOA campground near the Corcoran border.
The plans call for 76 homes with between 2,300 and 3,200 square feet of living space. All would offer three-car garages and contain three to six bedrooms and two to four bathrooms.
The lot sizes would be 65 feet in width, comparable to the nearby Bella Woods neighborhood planned by Lennar. Homes in that development offer 55-foot wide lots to the north and 65- and 80-foot-wide lots to the east.
According to city documents, PulteGroup is proposing a centralized open space in the development that includes existing wetlands, stormwater ponds and upland open space.
“The site plan incorporates cul-de-sacs to create unique street patterns and lots that abut ponds, open space, and wetlands,” read a narrative provided by PulteGroup.

City documents showed that the Pulte neighborhood is contingent on the Bella Woods project moving forward because that development would provide necessary street and utility connections.
The Maple Grove Planning Commission recommended approval in a 5-2 vote at its June 30 meeting. The opposition came from moving a street connection to the east to accommodate one homeowner who had raised concerns about the initial road connection abutting her property.
