Life Time Proposes Luxury Apartments Near Future Athletic Club
Plans for a new flagship Life Time club in Maple Grove also include a relatively new concept: luxury apartments.
Life Time is proposing close to 400 units of multifamily apartments on land west of Maple Grove Hospital as part of a proposed development called the Minnesota Health Village.
According to Life Time representatives, the concept of building apartments next to athletic clubs began in 2022 under the Life Time Living brand. They say about 20 percent of its members are renters by choice and prefer to live close to the athletic club.
“What we’re seeing is an opportunity to connect those people to a closer living condition, close to the club,” said John Griffith, Life Time’s senior vice president of real estate and development, at Monday’s planning commission meeting. “It expedites their trips to the club, which are usually anywhere from three to five times a week.”
Griffith said rent at Life Time Living apartments averages about 20 percent above market rate due to higher amenities. He also said there’s less turnover at their apartments.
“They can afford single-family homes or a condominium or something like that, but they would just prefer to rent,” Griffith said.
The new athletic club would be up to 120,000 square feet and feature a variety of amenities including a sauna and steam room, salon and spa, a Life Café, an outdoor pool deck with both lap and leisure pools, and outdoor pickleball courts.
Earlier this month, the city of Maple Grove announced a deal with Life Time to purchase 17.5 acres land for the new athletic club and other development. In exchange, the city would obtain the existing Life Time next to the Maple Grove Community Center. The city plans to use the Life Time property for further community center expansion.
Further details about the new Life Time club and apartments are expected to come out in January or February.
“That’s when all of the details of this plan will be nailed down,” said Joe Hogeboom, the city’s community and economic development director.
The Maple Grove City Council is expected to vote on Life Time’s concept stage plan at its meeting Monday, Dec. 1. Further details can be found starting on page 15 of the planning commission packet.
