Developer Looks to Expand 610 West Apartments in Brooklyn Park
The owners of the high-end 610 West apartments complex in Brooklyn Park are looking to expand.
Developer Doran Properties Group brought the proposal to the Brooklyn Park Planning Commission this week.
Doran wants to construct a four-story, 115-unit building adjacent to its existing 480-unit complex.
“The first project there broke ground coming up on almost 10 years ago,” said Evan Doran, president of Doran Properties Group.
The complex is located near the intersection of Zane Avenue and Highway 610.
610 West Expansion Would Have Smaller Units
In the new building, homes would be smaller and more affordable than in the rest of the complex.
The unit mix would include studio, one-bedroom and two-bedroom units. Previous 610 West buildings did not have studio units.
Doran said smaller units allow the developer to charge less for monthly rents.
Many renters with an interest in moving into 610 West find that the larger-than-average units are slightly out of reach for their finances, he said.
“We’re really kind of responding to the community market forces,” Doran said. “The reason for this project is recognizing that need around people coming in who can’t quite get to that point, they’re not quite able to financially meet the rents that we would be asking for.”
While rents costs have not been finalized, Doran estimated that rent in a studio unit could be around $1,100. Meanwhile, existing three-bedroom units rent for approximately $2,800 per month.
Most of the units would rent for market rates, but 18 would be considered affordable at 60 percent of area median income.
Renters in the new building would have access to the standard amenities at the larger 610 West complex.
The Brooklyn Park Planning Commission voted unanimously to recommend the project for approval.
“I was a little concerned about how the aesthetics and the design will flow, and I thought you did a really good job, at least with the layout,” said Brooklyn Park Planning Commissioner Kathy Fraser.
