Developers Revise Plans for 195-Unit Plymouth Apartment Complex
Plymouth is a step closer to getting a new four-story, 195-unit apartment complex in the southwest part of the city.
The complex, at the corner of County Roads 6 and 101, would replace much of the existing 65,000-square-foot Plymouth Plaza commercial building. Developers proposed the complex back in May as a space to address Plymouth’s “missing middle” housing stock.
Developer Tim Marco came to the council Aug. 12 to share updates on the project and answer questions.
The original “missing middle” plan was to make most of the units available at 80 percent of the area’s median income (AMI). However, he said there was not a clear path for them to pursue this option.
Instead, they are proposing offering 20 percent of the units at 60 percent of AMI. That would make 39 of the units fall into the affordable category.
Council Member Julie Pointner shared concerns about 39 units not being enough, while others, including Mayor Jeffry Wosje, expressed worries about traffic impacts.
Wosje also said that he feels the property is in need of a refresh.
“This is a building that should be torn down and rebuilt, at least the portion you’re talking about, because it’s outlived its functionality,” Wosje said.
Part of the existing Plymouth Plaza building will stay, including the Original Pancake House portion. Marco said the group plans to update the facade of the building to match the new properties.
The dentist’s office and clinic would have a new building at the northeast corner of the property.
The group is in the process of applying for permits, including rezoning. Developers will submit the plan for formal review in the fall with Phase 1 of construction planned to begin in January 2026.
