Development Plan Would Add Nearly 200 Senior Living Units in Maple Grove

A developer is looking to build nearly 200 senior living units providing a continuum of care in northern Maple Grove.

Excelsior-based Oppidan Investment Co. is proposing three buildings that would offer independent senior living, assisted living and memory care.

The proposal is on an approximately 10-acre site at the intersection of Niagara Lane and Arbor Ridge Parkway, north of Highway 610 and west of Maple Grove Parkway.

Oppidan’s plan features a 4-story independent living building with 74 units, a 2-story assisted living building with 73 units and a 36-unit memory care building. The plan also includes 12 independent living townhomes located along the west and south perimeter of the site.

“We believe that there is a need for this type of product in the community,” said Eric Martin, developer with Oppidan, at the June 22 Maple Grove Planning Commission meeting.

The Maple Grove Planning Commission recommended approval in a 7-0 vote of a planned unit development, rezoning and fire code variance. 

Commisioner Chuck Lenthe noted at the June 22 meeting that the project also has to be approved by the Elm Creek Watershed District due to stormwater and wetland considerations.

Overall, the commission was satisfied with the project.

“The architectural plan is impressive. I like the Norwegian design,” said Planning Commission Chair Craig Lamothe.”It will be a nice addition to the city of Maple Grove.”

The Maple Grove City Council has the final say on municipal approval and is expected to take up the matter at its next meeting.
